During this phase of construction, the project moves from an idea into a plan. Our focus at this stage is on identifying the client’s needs and selecting the right team to meet those needs. Our services include the following:

Meet with client to establish the desired project Quality, Cost and Schedule

Establish a pre-construction schedule

Identify the design team based on the owner’s goals

Review design team contracts and insurance limits, negotiate favorable terms with the design team

Assist in the development of the design documents (DD’s) ensure DD’s comply with the project budget and schedule

Complete constructibility review; estimate project cost and review schedule and proceed with construction documents (CDs)

Value engineer analysis to ensure the owner’s requests are provided in the most cost-effective manner

Facilitate the selection of the General Contractor (GC) using an unbiased cost comparison qualitative review, assist in the negotiation of the contractor fee and GL insurance

Secure placement of owner’s COC insurance
-
Coordinate with design team and expeditors to obtain permits, ensure the contractor is ready to begin construction as soon as permits are issued
