During this phase of construction, the project moves from an idea into a plan. Our focus at this stage is on identifying the client’s needs and selecting the right team to meet those needs. Our services include the following:

  • Meet with client to establish the desired project Quality, Cost and Schedule

  • Establish a pre-construction schedule

  • Identify the design team based on the owner’s goals

  • Review design team contracts and insurance limits, negotiate favorable terms with the design team

  • Assist in the development of the design documents (DD’s) ensure DD’s comply with the project budget and schedule

  • Complete constructibility review; estimate project cost and review schedule and proceed with construction documents (CDs)

  • Value engineer analysis to ensure the owner’s requests are provided in the most cost-effective manner

  • Facilitate the selection of the General Contractor (GC) using an unbiased cost comparison qualitative review, assist in the negotiation of the contractor fee and GL insurance

  • Secure placement of owner’s COC insurance

  • Coordinate with design team and expediters to obtain permits, ensure the contractor is ready to begin construction as soon as permits are issued
